Terms and Conditions

Thank you for choosing to stay at Linnett Hill. We look forward to welcoming you and hope this will be the first of many visits.

Please read our terms and conditions below:

Room availability

Whilst every endeavour will be made to secure a specific room requested, Linnett Hill reserves the right to alter such reservations if required. For the avoidance of doubt any alterations will be for a like for like basis.

All rooms are furnished to the same high standard and are unique in their own way - as befits a period property built in 1812.

Prices

Linnett Hill's prices are based on a room rate and include accommodation, breakfast, private gated guest parking, guest lounge, complimentary non alcoholic hot and cold drinks, snacks and Wifi.

Linnett Hill has a spacious, gated car park at the rear of the property. No charge is made to guests using this during their stay. Non residents parking may be available at £15 per vehicle per day (payable in advance) and is at Management's discretion.

The following forms of payment are accepted: cash and all major debit and credit cards. Linnett Hill does not accept American Express, Diners Club cards and no longer accepts cheques.

For overseas travellers, a one-off booking charge of £5 will be levied at the time of making a reservation.

Gift vouchers

Gift vouchers are available in any Sterling £ denomination and are not time constrained as to their usage.

Gift vouchers are transferable amongst recipients, however are non refundable.

The value of the recipients stay must be equal or more than the voucher being encashed.

Animals

Sorry Linnett Hill does not accept pets as it is Hypo-Allergenic compliant.

Smoking

Linnett Hill is a strictly non-smoking establishment. Smoking is forbidden anywhere in the building, bedrooms, bathrooms and communal guest areas. If guests wish to smoke outside within the grounds of Linnett Hill we ask they are considerate to those around them and are responsible for any litter as a result.

Linnett Hill reserves the right to levy an Exceptional Cleaning Charge of £250 per guest per room, to guests choosing to disregard Linnett Hill's No Smoking policy, necessitating professional deep cleaning and any further remedial action to the premises.

Cancellation and Insurance

If guests need to cancel please contact Linnett Hill as soon as possible.

If it is necessary for guests to either alter or cancel their travel arrangements, the following details clarify our cancellation policy:

  • If at least 28 days notice is provided before the intended date of arrival, any deposit already received will be refunded (minus an administration charge - see below).
  • If less than 28 days notice is provided, we will endeavour to re-sell the room in order to be able to refund a deposit (minus an administration charge - see below). We will only retain deposits for rooms we are unable to re-sell.
  • Where refunding deposits, an administration charge of £10 per room reserved will be levied.
  • Should the need arise to check out early, shorten or cancel your stay within 14 days or less of the intended date of arrival, we reserve the right to charge an amount of £50 per night cancelled.

Linnett Hill recommends guests check their travel insurance provides cover for cancellations due to emergency situations.

Non-availability

Linnett Hill would only cancel a booking if the accommodation was unavailable for reasons beyond our control 'force majuere'.

In this unlikely situation we would attempt to offer alternative accommodation of a similar standard in the Keswick area. However if this was not possible, or unacceptable, we would refund a deposit in full or carry forward to a future date.

Linnett Hill's obligation would not extend beyond this remedy.

Arrival and Check-in

Guests are welcome to arrive anytime and park their car in Linnett Hill's secure private car park.

Formal check-in is up until midday or after 4.30 pm - however we do ask guests to provide an approximate time of arrival and to keep us informed of travel arrangements.

Should guests be travelling from further afield and planning to arrive after 10.00pm we ask that consideration is given to fellow guests when checking in and transporting luggage to rooms.

Departure

Please be ready to vacate your room by 10.30am on the day of departure.

Your account is payable on departure, however if guests are making an early start please make arrangements to settle your account on the day prior to departure.

Damages, breakages and keys

We take great pride in providing excellent facilities and high levels of cleanliness. Guests are responsible and liable for any breakages or damages caused to the accommodation and/or its contents. Please report these as soon as they occur.

Linnett Hill reserves the right to seek immediate recompense to make good any damages to Linnett Hill and/or its contents owing to malicious and/or negligent actions of guests. 

A nominal charge of £25 will be levied for replacement room keys should the need arise.

Liability

Linnett Hill does not accept liability for any damage, loss or injury to guests and/or any member of their party or any vehicles or possessions.
