- Keswick is approximately 18 miles from the nearest train station at Penrith.
- Local taxis are available to and from Penrith.
- Keswick Bus Station is located by Booth’s Supermarket, approximately a 10 minute walk.
- Linnett Hill is located very close to Keswick town centre, approximately a minute’s walk to the nearest bars, shops and restaurants.
- There are no bedrooms on the ground floor.
- There are toilet facilities on the ground floor, located off the guest lounge – however these are not a disabled facility.
- Linnett Hill is not suitable for wheel chair users or those unable to climb stairs due to the physical constraints internally and externally – specifically steps at both front and rear entrances to Linnett Hill.
Arrival and Car Parking Facilities
- Linnett Hill has extensive private parking at the rear of the property. This is provided free of charge to guests.
- The car park is located off Shorley Lane, which is a narrow lane off Southey Street.
- There is rear access for guests from the car park into reception – however there are steps leading to this (3 steps).
- Guests can also access Linnett Hill via the front door located on Penrith Road – again there are steps leading to this (4 steps).
- We ask guests to offer an estimated time of arrival when booking.
- The owners of Linnett Hill shall make best endeavours to be available on-site when guests arrive to welcome them, assist with any luggage and to show them to their room.
Main Entrance and Reception
- Linnett Hill has 2 entrances for guests - one at the front of the property and one at the rear of the property.
- There are 4 steps from the pavement up to the front door and 3 steps at the rear door leading to reception.
- There is a gravelled area with seating (uncovered) for guests to enjoy at the rear of the property.
- The width of the front door into the hallway is 99cm. The front door has an external bell for attention.
- The width of the rear door into reception is 83cm. The rear door has an external bell for attention.
- There is an internal bell to ring for attention. This is situated in the central hallway.
- The internal vestibule door is closed at all times. Guests are provided with an external front door key, an interior front door key, a rear door key and their specific room key.
- There is no seating at the front entrance.
Internal Public Areas
- All stairs are 18cm high.
- From the Hallway 8 stairs lead to a half landing where there are a further 6 stairs to the right where bedroom 1 is located and/or a further 7 stairs to the left where bedrooms 2 to 6 are located on the first floor.
- There are then a further 7 stairs to a second half landing with a further 8 stairs to bedrooms 7 and 9 located on the second floor.
- Linnett Hill does not have a lift or a stair-lift.
- All guest bedroom doors are fire retardant (FD30) and are 76cm wide with self-closers. They are yale locked with keys provided to each guest on arrival.
- On the ground floor there are exposed wooden floorboards in the reception, guest lounge and dining room.
- The hallway is exposed slate/flagstone flooring.
- There are a number of large low profile rugs on the ground floor.
- The stairway, landing and all bedrooms are carpeted.
- All en-suite bathrooms have tiled flooring.
- All stairs have solid wood banisters on the left hand side and a wall on the right hand side. They do not have banisters on both sides.
- Each guest room has its own en-suite (WC, basin, and shower and/or bath).
- All landings are well lit and equipped with emergency lighting in case of power failure.
- Smoke detectors and fire alarms are fitted throughout the property. Fire alarms are siren type.
- There are fire extinguishers on all levels (ground, first and second floor landings).
- There are fire notices on each landing together with luminous fire exit signs.
Breakfast Room
- The breakfast room(s) are on the ground floor and are brightly lit with central heating in both rooms.
- Linnett Hill’s breakfast menu is displayed on a large, clearly written chalkboard in the front dining room.
- The owners of Linnett Hill are available throughout breakfast service.
- Breakfast operates from 8.00am until 9.30am – a range of hot and cold options are available together with juices, pastries and fruit.
- We cater for vegetarians and special dietary requirements on request and ask that prior notice is given when booking.
Bedrooms
- The bedrooms are not suitable for wheelchair use.
- Entrance to all bedrooms is via fire doors (FD30) these have a self-closing mechanism and are yale key operated. The owners of Linnett Hill have master keys to all bedrooms.
- All bedrooms are carpeted.
- An information sheet is framed and clearly visible in each bedroom.
- There is a smoke detector in each bedroom.
- All bedrooms have individually controlled radiators (TRV system), hairdryers, complimentary tea and coffee making facilities together with biscuits and bottled water. There are flat screen TV’s, lined waste bins, chairs and boot trays in each bedroom.
En-suite Bathrooms
- All en-suites have tiled flooring.
- Natural and uniformed ceiling lighting – using low voltage bulbs and spotlights.
- The showers have either bi-fold or pivot doors – all are glass.
- The showers do not have support rails.
- All shower trays are non-slip.
- The shower water temperature is set to a standard factory setting to avoid hot water injuries.
- Wash basins are an 'eco-tap' design offering hot and cold water and there is a shaver light and point.
- Complimentary toiletries are supplied.
- Bath towels and hand towels are provided.
- Every en-suite has an electric heated towel rail – these are set to zero on arrival and have 4 heat settings.
Additional Information
- Linnett Hill can provide a laundry service - £10 per load (wash and dry)
- There is also a laundrette nearby which is approximately a 5 minute walk providing a full laundry service.
- There is a small Linnett Hill safe, operated by the owners for the benefit of Guests (this is not fire proof).
- All low level window glazing is safety glass.
- All glazing in fire resistant doors (all situated on the ground floor) is fire retardant glass.
- There is a full Fire Risk Assessment in place at Linnett Hill.
- Fire Extinguishers are serviced.
- All fire detector units and call/alarm units were replaced 2013/2014.
- The fire alarm is tested regularly with the control panel replaced 2013.
